Include an Owners Corporation report if the land is subject to an Owners Corporation. Ensure Vendor compliance with obligations, such as providing the required Vendor GST Withholding Notice, and offer certainty to the Purchaser for Foreign Resident Capital Gains Withholding by presenting an ATO Clearance Certificate if the property exceeds $750,000 in value.

 

In addition, verify adjustments for outgoings, ensure timely completion of discharge of mortgage and settlement, confirm settlement fund distribution per Vendor’s Instructions, and verify the transfer of title with a title search, providing post-settlement financial statements for a comprehensive property transaction.
